Starting a new business can be a challenging period for your finances. It may be tempting to utilize some of the equity in your home to fund the startup.

“Of course, the entrepreneur is an optimistic person and they’re trying to plan their business for success. They need to be aware failure is something that could happen,” says Chris Gordon, financial advisor at Edward Jones in Mississauga. “More often than not, the reasons for failure are internal, in other words, failures of the business in terms of the experience or knowledge of the entrepreneur as opposed to anything that happened in the economic environment.”

Mr. Gordon suggests exploring other avenues for funding before risking your home for a new business venture.

“Other sources of finance might be a straight business loan or asking your friends or family for money. Depending on the size of the venture, there may be venture capital or angel investors,” Mr. Gordon says. He notes that in Canada there are a variety of federal and provincial programs that the business may be eligible for in terms of loans, grants, subsidies and also intellectual capital or advice.

If, after taking financial and legal advice, you decide that you will use your home to back your business finances, Mr. Gordon says any joint owner of the property, for example your spouse, should obtain independent legal advice so they are aware of the risks.

The type of business you are running, your liability and your cash flow will all help determine whether it is better to obtain a line of credit against your home or to remortgage the property.

“A home equity line of credit is for short-term borrowing. It allows you to get away with

interest-only payments, to borrow and pay back very easily,” says Kelly Wilson, a mortgage broker with Invis in Ottawa. “If you’ve got good cash flow coming in, you can make regular deposits without having to limit yourself to particular payments. That will in turn save you interest.”

Ms. Wilson says if you require the money for a longer period, for example if you are paying a lump sum into a shareholder arrangement, then a mortgage against your property may be more cost effective.

“If the loan wasn’t going to be paid back for a long time and there was a certain amount of money coming back to me on a monthly basis, I will generally look at taking a mortgage,” Ms. Wilson says. “The financing is less expensive than a line of credit. A variable rate would be as low as 2.15% versus lines of credit which are generally 3.5% to 4%.”

Mr. Gordon says business owners must check if the loan can be called in at short term or no notice. He says that it is important to have separate accounting of personal and business income and expenses, especially if you are deducting the loan interest against the business income.

“The business owner should make sure they consult with the financial planning, tax and legal professionals if they don’t have that expertise themselves,” Mr. Gordon says. “Plan the venture for success but also to keep in mind the consequences if things don’t go well and make sure that that’s not going to be disastrous for their personal finances.”

U.S. builders broke ground last month on the most new homes in six months, giving the weak housing market a slight boost at the start of the spring buying season.

Home construction rose 7.2 per cent in March from February to a seasonally adjusted 549,000 units, the Commerce Department said Tuesday. Building permits, an indicator of future construction, rose 11.2 per cent after hitting a five-decade low in February.

Preparation Time: 15 minutes
Bake Time: 10 minutes

Ingredients:

1 cup (250 mL) CHIPITS® SPECIAL DARK® or Semi-Sweet Chocolate Chips

1 cup (250 mL) softened, unsalted butter

1 cup (250 mL) granulated sugar

1 cup (250 mL) lightly packed brown sugar

2 eggs

1 tsp (5 mL) vanilla extract

3 cups (750 mL) all-purpose flour

On low speed, alternately add flour mixture and melted chocolate. Stir in mint chips and crushed candy (if using).

3. Drop cookie dough by the spoonful onto parchment-lined baking sheets. Bake for 10 minutes or until just set but still chewy. Makes 48 cookies.

Tips:

• Use a rolling pin or the bottom of a heavy saucepan to crush candies.

• Garnish each cookie with additional melted chocolate and an additional sprinkle of crushed candy canes.

If you’re shopping for someone who loves business, the Internet, new media and more, you know how vexing and difficult the process can be. “What do you get for the person who has everything?” is a fair question. But when it comes to those playing in the new business world, the question morphs into, “What do you get for the person who has everything before anybody even knows it’s going to be something?”

Those at the bleeding edge are fairly bored with the cutting edge. And while the pat answer to “get them something … anything … with buttons and flashing lights on it,” might seem logical, odds are they probably already have it (if they don’t, it’s usually because they’re not interested).

It’s time to get creative. So, in the spirit of the holiday season, here are a bunch of gift ideas for the New Business Professional in your life.

Upgrade their mobility

As we continue to untether from cubicles and wired connections to the Internet, there’s no doubt that the new business person lives with their mobile device as if it were a personal remote control for everything they do. If they’re an iPhone user, you can upgrade them to the iPhone 3GS — which is not only faster, but has a higher memory storage capacity along with video functionality. Video is a big deal because some of the most fascinating applications for the iPhone (available through the iPhone App store) are now based on something called “Augmented Reality”, where the video of what you’re seeing is layered with amazing information and graphics (get the Yelp! Augmented Reality application, which when turned on will show you the restaurants and hotels that are in front of you, along with all of the reviews, ratings and pricing).

For the BlackBerry user in your life, the new BlackBerry Bold has an optical trackball (much like the touchscreen on the iPhone), and offers a much slimmer form factor and faster processing of applications. Google has also introduced their mobile device, Android, on many of the major carriers. With quick synchronization to all of your favourite Google applications, some of these devices even have free turn-by-turn GPS capabilities layered over Google Maps that have many people raving.

If upgrading their device is too costly, consider a gift card to the iPhone app store or the BlackBerry app store. This way, they can load up on the applications and tools (and maybe even games) they like, and they’ll always think of you whenever they fire one up.

Book ‘em

It’s hard to read and follow everything. Many new business people are reading multiple books, magazine, blogs and new websites–all at the same time. Many of them have stacks of business books they swear they’ll get to, but never do because they travel and don’t want to schlep around the extra weight. These same people have probably been eyeing the Amazon Kindle e-book reader or the new Sony Reader Touch.

These devices are game changers. Personally, I have been using the Sony Touch Reader, and the size alone makes the device priceless. The screen resolution has come a long way, and the digital ink technology really makes reading on both devices a pleasure. They’re both light and thin, and carry hundreds of books in memory. The Sony device has a touchscreen and excellent note annotation capabilities (courtesy of a stylus pen). The Amazon Kindle is fully wireless, so you can download books from wherever you are.

They both have pluses and minuses (the Sony has a more open file format, so PDF and Word documents do not get transferred over into a proprietary file format like the Kindle does, but you do have to plug in your Sony Reader and buy books like you would buy music via iTunes and then sync the device).

If your loved one already has an e-book reader, you can buy them gift cards through Amazon or the Sony Reader bookstore so that they can stock up on more titles (including their favourite newspapers and magazines).

Less Digital Reading

If you don’t want to go down the e-book path, there are more traditional media gifts that will still keep them at that bleeding edge. Consider a monthly subscription to Wired magazine or Fast Company (or both). Both publications offer countless in-depth gems and tidbits into the world of business, new media and technology. While having the digital version downloaded to your Kindle the moment it’s available is effortless, seeing it in print and in full colour is something that these e-readers have yet to master (Apple’s pending tablet device may come close, but it has yet to be announced).

Both Fast Company and Wired’s features are rich and offer the business person more insights into how businesses are changing and succeeding. If they’re into more long-form content, consider picking up one of the following books: Trust Agents by Chris Brogan and Julien Smith, Connected by Nicholas A. Christakis and James H. Fowler, and Viral Loop by Adam L. Penenberg. All three are fairly new non-fiction business titles that will keep their attention and fill them to the brim with new ideas.

The idea here is to be creative. Get them a gizmo or gadget that they’ve been eyeing, but would never buy for themselves. If all else fails, a new mouse (I recommend the new Logitech MX Anywhere) or even some memory cards with lots of new/increased storage capacity are sure to be something they would appreciate. For the more unique tech gifts, check out both Think Geek and Tokyo Flash — both websites will definitely have something that will get people talking.
